What a proper service actually covers

Regular maintenance can help catch problems early, improve performance and reduce the chance of avoidable repairs. Here’s what it looks like on each system.

Most booked

Furnace tune-up

Burners, igniter and flame sensor cleaned, heat exchanger inspected, safety controls tested, filter changed and airflow checked. Best done before the first cold snap, not during it.

Heat pump service

Coils cleaned, refrigerant charge checked, defrost cycle tested, filters and condensate drains cleared. A heat pump that’s low on charge quietly runs on expensive backup heat all winter.

Boiler service

Pressure and expansion vessel checked, controls and safety devices tested, system bled and balanced, flue checked. This is the visit that catches the slow pressure loss that strands people in January.

Air conditioning tune-up

Condenser coil cleaned, charge checked, condensate drain cleared, capacitor and contactor tested. Best booked in spring, before the first genuinely hot week.

Water heater service

Tank flushed of sediment, anode rod checked, thermostat and temperature-relief valve tested. On a tankless unit, a descale. This is what gets you the full lifespan out of it.

Most homes have three or four of these and service none of them. Doing them together in one visit costs less than four separate call-outs, and it’s the visit where we catch things early.

You're letting someone into your home on the strength of a number you can't audit. So here's exactly who's coming.

  • A marked truck and a Mom's uniform. You'll recognize the van before you open the door.
  • The price you were already given. The technician arrives working to the number you agreed on the phone, not a fresh one.

What does a service actually cost?

It depends which system it is and how many you’re doing at once, which is why we won’t put a number on this page and then change it at your door. Tell us what you’ve got, on the phone or through the form, and we’ll give you the price before anything is booked.

Doing two or three systems in the same visit costs less than booking them separately. Worth asking about on the call.

What will I actually be charged?

You'll get the full cost on the phone before you book, the repair itself and anything that applies to the visit. Nothing gets added on at the door.

The price we agree is the price you pay. If something genuinely unexpected turns up once we're there, we'll explain it and get your go-ahead before doing anything further.

How soon can you book me in?

Maintenance isn’t an emergency, so we can usually offer you a choice of days rather than squeezing you into a gap. Autumn is our busiest stretch for furnaces and boilers, so the earlier you call the more choice you get.

How often should I actually service it?

Once a year for anything gas-fired, so furnaces, boilers and gas water heaters, ideally before heating season. Heat pumps benefit from an annual check too, since they work in both seasons. Air conditioning can often go every year or two if it’s lightly used.

We’ll tell you honestly what yours needs rather than selling you a plan you don’t.

Which systems do you service?

Furnaces, boilers, heat pumps, air conditioning and water heaters. Gas and electric, ducted and ductless, tanks and tankless. Residential across Metro Vancouver, and we can do several in one visit.

You're in Burnaby, so do you actually come to Vancouver?

Yes. Vancouver, North Vancouver and West Vancouver are all in our regular service area, along with Burnaby, Richmond, the Tri-Cities, Surrey, Delta, Langley, Maple Ridge, Pitt Meadows, New Westminster and White Rock.

Is the technician going to try to sell me a new system?

No. Our technicians aren’t paid on commission, so there’s nothing in it for them. Their job is to service the system you called about and tell you the truth about its condition.

If it genuinely is near the end of its life, we’ll tell you that too, but as information rather than a pitch.

Is anything you fix during the service covered?

Any repair we carry out comes with a 30-day parts and labour warranty. If something related to our work goes wrong in that window, we come back and put it right at no charge. An extended labour warranty is also available, so ask us about it on the call.

What if you find something wrong?

Then you’ll hear it plainly, with the reasoning, and you’ll have time to think about it. Finding a problem in September is the entire point of a service, because the same fault costs far more to deal with in January.

BC also runs meaningful rebate programs on efficient heat pump systems, and we help customers with that paperwork, but that’s a separate conversation for a separate day.
